🏡 Ottawa Real Estate: A Balanced Market is Back

After a slow start to the year, Ottawa’s real estate market found its rhythm this spring. The numbers from May 2025 show strong buyer activity, solid price growth, and a noticeable increase in new listings. In short, we’re back to what we call a balanced market and that’s good news for both buyers and sellers.

📈 What’s Happening in Ottawa?

• Average home price: $728,623
• Benchmark price: $629,800
• Homes sold: 1,807 in May alone
• New listings: 3,430
• Median days on market: 17
• Sales-to-listing ratio: 53% – perfectly balanced

Townhomes, condos, and detached homes are all moving, but buyers are selective. The days of bidding wars on every property are mostly behind us, but well-prepared homes that are priced right are still selling quickly, and close to asking price.

🧭 What Does a Balanced Market Mean?

A balanced market is when neither buyers nor sellers have the upper hand. It gives buyers time to think, and sellers the opportunity to plan. There’s less panic, more strategy, and a better chance of creating a win-win on both sides of the deal.

That’s where experience matters. I’ve worked through many cycles over the past 45 years, and what I know for sure is this: in every market, there’s opportunity—you just have to know where to look and how to act.
