Ottawa’s real estate market saw a delayed spring surge this year, but it’s held steady through June and into July. We’re in a balanced market, meaning buyers and sellers are on more equal footing than we’ve seen in a while. That’s good news for everyone.
Here’s a quick look at the numbers (based on May 2025 stats – the most recent available):
- Average home price: $728,623 (+5.5% year-over-year)
- Benchmark price: $629,800
- Homes sold: 1,807 in May (+17% vs last year)
- New listings: 3,430
- Days on market: 17 (homes are still moving quickly!)
- Most popular types: Detached homes and townhomes are leading the pack, but condos remain a solid option for downsizers and first-time buyers
Buyers are looking for move-in ready homes with curb appeal, and sellers who are well-prepared are still seeing strong offers. If you’re thinking of listing this fall, now is the time to get organized.
🌸 Garden Life – Mid-Summer Tips
I’ve been out in the garden every chance I get this summer, and I know many of you have too. Here are a few mid-July tips for keeping things looking fresh:
- Deadhead your roses to encourage more blooms
- Water deeply in the morning (especially during heatwaves)
- Cut back leggy perennials to keep them full and healthy
- Watch for Japanese beetles—they’re out in full force right now
- Harvest herbs regularly to keep them productive
